Before signing a factory lease: site, environment and building checks

A suitable production floor is only part of the decision. Review ownership and authority to lease, permitted land use, spatial documents and industrial-location requirements. Match the lease term and rights to the proposed investment and fit-out.

Environmental obligations depend on the activity, scale and location. AMDAL, UKL-UPL and SPPL are not a universal combined requirement. Technical approvals may also be needed. Obtain a project-specific assessment rather than relying on the previous tenant’s documents.

Check whether the building’s PBG and SLF match the actual use and condition, and whether modifications require further action. Record who supplies technical evidence, who funds remediation and which conditions must be met before occupation or production.
